Is a home valuation the same as a formal appraisal?
No. A formal appraisal is a professional assignment with a defined client, intended use, scope of work and report. Seller pricing strategy is brokerage advice intended to help position a property for the market.
Why can an online estimate be wrong?
Automated models may not accurately understand renovations, condition, floor-plan quality, view, privacy, construction, lot usability, concessions or which nearby transactions are actually meaningful substitutes. An automated estimate can be a useful data point, but it cannot inspect the property.
How does Diana value a luxury or custom home?
Diana studies the property itself, identifies the most relevant substitutes, evaluates meaningful differences between the subject and comparable evidence, considers current market conditions and explains where the data is strong or limited. Custom properties often require considerably more judgment than a simple price-per-square-foot comparison.

Can Diana appraise a property she may later list?
The appropriate professional structure must be evaluated for the individual assignment. Formal appraisal work and brokerage representation are separate professional engagements, and Diana will explain the appropriate structure before accepting the work.
How quickly should a seller react if showings are weak?
There is no universal two-week rule. Diana considers the property's price range, expected showing pace, launch timing, online engagement, competing inventory, feedback quality and current market changes before recommending an adjustment.
