01 / Why Luxury Appraisal Is Different
At the top of the market, the comparable is rarely next door.
A $900,000 home in a large subdivision may have a dozen recent sales that look a lot like it. A waterfront estate or a Tarrytown lot with a new custom home may have a handful across two or three years, spread over different streets, lakes or ZIP codes. The appraisal has to do more work with less evidence.
Fewer true comparables.
High-end sales are thinner and more spread out, so each one has to be verified, understood and adjusted with care. Some of the most useful information comes from agents who were in the transaction.
The market prices some things unevenly.
Frontage, acreage, views, privacy, architecture and construction quality can matter more than size, and none of them move in a straight line with square footage.
Reconciliation carries more weight.
When the evidence points to a wider range, the conclusion depends on how carefully the appraiser weighs it. That is where experience across thousands of assignments shows.
Square footage is still measured. At this level it rarely explains the price. Why price per square foot is not a valuation method.

What moves value in Tarrytown is not what moves it on Lake Travis. These are the questions each area's appraisal usually has to answer, from an appraiser who works in all of them.
Tarrytown
Established streets close to downtown and Lake Austin, where land often carries much of the value and the house on it can range from original to brand new.

Barton Creek
Gated sections, golf, greenbelt and preserve edges, with estates of very different ages, sizes and quality within the same community.

- Lot size, privacy and how the home sits on the site
- Club membership, which is separate from the real estate being appraised
Lake Austin
A constant-level lake, so waterfront use is more predictable than on Lake Travis. Waterfront sales are few and scattered along the shoreline, which makes each one matter.
- Frontage length, water depth and the quality of the water access
- Bulkheads, boat docks, lifts and the permits behind them

Lake Travis
A flood-control reservoir whose level rises and falls with drought and rain, so the same shoreline can work very differently from one year to the next.
