01 / The Thin Market
At $2 million and up, there is no average house.
Below a certain price, a neighborhood trades like a market. Above it, every home is its own argument. That is where an appraiser's habits are worth the most to a buyer.
Three sales can be the whole story.
A Lake Austin lot, a Rob Roy estate or a Barton Creek golf home may have only a handful of real comparisons in two years. Which ones you choose sets the price you think is fair.
It breaks first in luxury.
Land, water, view, privacy and build quality carry more of the value than size. Two homes of the same size can be millions apart for good reasons.
Sale prices are not public.
Deeds in Texas do not show what a home sold for. Reading value takes data access and judgment, which is exactly what appraisal work trains.

The listing tells you what the seller wants you to see. Diana walks it with the checklist she uses on appraisal assignments, then turns it into a plain-English read of price and risk.
03 / The Bank's Appraisal
When the appraisal comes in low.
On a large loan, the lender's appraisal decides how much the bank will lend. At luxury prices, a low appraisal is a real risk, and the time to plan for it is before you sign.
The appraisal carries the loan.
Loans above the conforming limit rely heavily on the appraiser's opinion. If the value comes in short, the difference usually has to come from cash or from the seller.
Decide the gap in advance.
Texas has an optional addendum for this. The buyer can keep the right to end the contract if the appraisal is low, waive it, or waive it only up to a set amount.
Expect the comparables they will use.
Diana anticipates which sales a lender's appraiser is likely to rely on, so a low number is not a surprise and your offer already accounts for it.

Cash removes the bank's appraisal, not the value question. Nobody checks the price for you, so the pricing read and the negotiation carry more weight.

The most expensive features are the hardest to see.
Water, acreage and topography set much of the value in West Austin luxury. They are also where photos mislead most.
Buy it at low water.
Lake Travis rises and falls. Diana looks at how the dock, the shoreline and the view work in a dry year, not only in the listing photos.
A constant level, a different purchase.
The water stays put, so frontage, bulkheads, boat lifts and permit history carry more of the value. How to look at waterfront.
Land comes with rules.
Septic, wells, easements, road access and any agricultural valuation all matter. If the land's use changes, rollback taxes can apply.
Where the water goes.
Hillside lots mean retaining walls, stairs and drainage. Austin's updated floodplain maps changed the picture for some homes near creeks and lakes, so Diana checks the address.

07 / The Honest Limit
Diana will not appraise the house she helps you buy.
An appraisal has to be independent of the deal. When Diana is your agent, she is on your side, so she cannot also be the appraiser on that home. Most agents never have to say this. Diana says it up front because it is the reason her advice is worth having.

What makes buying a luxury home in Austin different?
Fewer true comparable sales, more one-of-a-kind features and more money riding on judgment. A $3 million house on Lake Austin, a Westlake estate lot and a Barton Creek golf home each trade in a small, specific market. Texas also does not publish sale prices, so reading value takes data access and experience, not a price-per-square-foot average.
Can Diana appraise the home I am buying?
No. When Diana represents you as your buyer's agent, she cannot also be the independent appraiser on that home. What she brings is an appraiser's judgment inside her brokerage advice: the comparables that matter, the features that move value and the risks that do not show in photos. If you want an independent appraisal before you offer, she can explain how to order one from another appraiser.
What happens if the lender's appraisal comes in below my contract price?
It depends on how the contract was written. Texas has an optional addendum that sets the plan in advance: the buyer can keep the right to terminate if the appraisal is low, waive it, or waive it only up to a set amount. Diana helps you choose before you sign, based on the comparables she expects the appraiser to use.
Do I need a luxury agent if I am paying cash?
Cash removes the lender's appraisal, not the value question. There is no appraiser checking the price for you, so the pricing read, the inspection strategy and the negotiation carry more weight. Diana also thinks about the next buyer, because resale is where a cash purchase proves itself.

Yes. Diana runs live video tours with an appraiser's commentary on what the camera misses, joins inspections, and manages the contract while you are away. Which Austin areas do luxury buyers compare?
Most start with Westlake and Rollingwood, Tarrytown and Old West Austin, Barton Creek, Lake Austin, Lake Travis, Spanish Oaks and Bee Cave, and Spicewood for land. They are not interchangeable. Commute, schools, water, privacy, lot size and architecture change the answer, so Diana narrows them to two or three before touring.
Does Diana also appraise luxury homes?
Yes, as a separate engagement. Diana is a Certified General Appraiser, and the bulk of her luxury appraisal work falls between $1 million and $15 million.
