Austin’s Second Market: The Homes That Never Reach the Big Websites
The full Austin market is not on one website anymore. More sellers now choose to market privately or on Compass first, and some of the homes buyers want most sell before they ever reach the big search sites. Here is how that second market works, how to see it first, and what it means if you are buying or selling on the west side of Austin.
Not every home goes public first
For years, every home for sale ended up in the same place. A listing went on the MLS, the MLS fed the big websites, and every buyer saw the same homes at the same time.
Today a seller can choose how their home meets the market. It can start privately, inside Compass’s network. It can go public first on Compass.com as Coming Soon. It can go straight to the MLS, or move through all three in order. Some listing sites and MLSs now decline homes that were marketed before the MLS launch. So a growing share of homes can only be seen through Compass, and only while the seller keeps them there.
See It First: how buyers get there first
Compass has a simple idea for buyers: if you want to see it first, start at Compass. See It First covers every path a seller can choose before a home reaches the big websites, and a buyer working with a Compass agent can reach all of them.
Private Exclusives. Homes shared with agents across Compass’s network of brokerages, about 340,000 agents, and their buyers. They are not on the public websites. If your agent is inside that network, you hear about them while they are private.
Coming Soon. Homes that go public on Compass.com and Redfin.com first, from Compass’s own listing data, before the MLS. A home can stay Coming Soon for days, weeks or months, within the local MLS rules, and many move on naturally to the MLS. Buyers who are watching Compass see them first.
Make Me Sell. Homes that are not for sale at all, yet. An owner shares the price that would make them sell with their Compass agent, who records it in Compass’s private system. The address and the owner stay confidential. Compass agents search those prices against what their buyers want, and when a qualified buyer’s offer meets the number, the owner hears about it, with no obligation and no days on market.
The key is a Compass Collection
Here is the simple part. To see Compass’s private and early inventory, you need a Compass agent to set you up. I create your Compass Collection, which gives you access to search inside Compass, including homes that are not on the public websites. Then I watch for you. When a Private Exclusive, a Coming Soon home or a Make Me Sell price fits what you want, I send it to you, often before other buyers know it exists.

Everyone has a Make Me Sell price
Ask a homeowner whether they want to sell and most will say no. Ask them what price would make them sell and you get a real answer. Sometimes it is a number no buyer will ever pay, twice what the home is worth. Sometimes it is right where the market is. When a buyer of mine is looking for something specific in a neighborhood with little inventory, that second kind of answer is how a home that was never listed becomes the one they buy.
It works for owners too. If you are not ready to sell but would for the right number, tell me your Make Me Sell price. Nothing is listed, nothing is public, and you only hear about it if a qualified buyer is ready to meet it.
What is a home worth when it has no price history?
A home that never went public has no days on market, no price changes and no crowd of buyers testing the number. Seeing it first is an advantage only if you know what to pay. As a Certified General Appraiser, I read a private home the way I read any other: against the closed sales, the competing homes and the property itself. Private is a way to market a home. It is not a price, and it is not automatically a bargain.
If you are selling: your home, your choice of path
The same system works in the other direction. You can start privately while the house is still being prepared, go public first on Compass.com as Coming Soon, list on the MLS, or move through all three. The MLS is often part of the plan, just not always the first step. Compass reports that homes marketed this way before the MLS closed for 4.6% more, went under contract 34% faster and were 29% less likely to take a price cut, based on its own national data for the 12 months ending March 2026. Those are not guarantees, and the trade-off is real: a smaller first audience can mean fewer showings and offers. The right start depends on the house, the timing and what you are solving for.
