Inside 78738: One ZIP Code, Seven Different Markets
78738 is one ZIP code west of Austin, but it behaves like seven markets. Bee Cave, Serene Hills, Rough Hollow, Lake Pointe, Falconhead, Sweetwater and Spanish Oaks share a mailing area and very little else when it comes to value. Here is how I read each one, and what to check if you are buying here from another state or selling after you have moved.
A ZIP code is a boundary, not a price
A ZIP code is a useful market boundary. It is not a valuation method. Two 78738 homes can compete very differently because of community, section, lot, slope, architecture, condition, view, privacy, pool, taxes, fees and nearby new construction.
That is why a ZIP-wide median price tells you the direction of the market and very little about a specific house. The comparable set is usually much narrower than the ZIP code.
Serene Hills, from the inside
I live in Serene Hills and serve as Assistant Secretary of the neighborhood HOA Board, so I know its streets, sections, greenbelts and terrain firsthand. My valuation perspective comes from a separate discipline: I have completed more than 3,000 appraisal reports and still complete roughly 200 to 300 new appraisal assignments a year. Buying in 78738 from another state
Bee Cave and Serene Hills draw buyers from California, other states and Europe, many choosing an address before they have walked a single street. I made that move myself in 2020. From a distance, 78738 reads like one suburb. It behaves like several markets with different rules.
Video tours that read the lot. I walk the home live and narrate what I would study as an appraiser: the slope behind the fence, driveway grade, retaining walls, afternoon sun on the back patio, what sits across the greenbelt and whether a view can be built out. In Serene Hills and Spanish Oaks the terrain changes from one lot to the next.
The address checked before you fly in. A Sweetwater new build, a Rough Hollow resale and a Lake Pointe remodel can carry different taxing entities, water providers, HOA fees and school assignments. I confirm them at the address, and flag the Texas homestead exemption you can apply for in the year you buy if the seller did not claim it.
A Texas contract you can sign from anywhere. The TREC contract gives you an option period, bought with an option fee, to terminate for any reason. A title company holds the earnest money and closes. Texas has allowed remote online notarization since 2018, and the title company confirms which documents it accepts.
Selling after you have moved
Leaving 78738 usually means running a sale and a move at the same time. The sale should not depend on you being here.
Time the launch around the move. Decide early whether the house sells lived-in or empty and staged, and whether you buy first in the new city. I build the dates backward from the closing you need.
Price once against the real competition. Buyers touring a Serene Hills or Lake Pointe resale are also touring new construction in Sweetwater and Rough Hollow. Price against those alternatives at launch, so the home is not chasing the market down after you are gone.
A neighbor looks after the empty house. I live inside 78738. I can check the house after storms, let in cleaners, stagers and inspectors, and keep it ready to show. I will also remind you to tell the appraisal district the homestead no longer qualifies once you move out, and I can introduce you to a Compass agent in your next U.S. city.
