Diana Roberts · Past Sales
Past sales.
Homes I’ve helped clients buy and sell, first in Southern California and now on the west side of Austin. Different markets, different houses, same job: understand the home, understand the decision, and help my clients through it well.

Homes I’ve helped clients buy and sell.
Texas doesn’t publish sale prices, so Austin homes show the list price. California homes show the sold price from the public record. Some of my listings also keep their own property page on this site.

Past sales are shown as a record of Diana Roberts’ work. Texas transaction values shown are listing prices where final sale prices are not publicly disclosed. California transaction values shown reflect sold prices when available in the historical transaction record. Property information is deemed reliable but is not guaranteed.
What These Sales Have in Common
The address changes. The questions do not.
What is the property worth? Who is most likely to value it? What is happening in the market around it? And what matters most to this client in this transaction?
The property has to make sense at the number.
My appraisal background shapes how I read the comparable sales, the lot, condition, quality, privacy, construction, the floor plan and the other homes a buyer could buy instead.
Someone has to care more about this home than the alternatives.
Good marketing isn’t about making everyone want the house. It’s about helping the right buyer see why this one fits better than the others.
The best route changes with the property and the client.
Going public, starting privately, prep, pricing, timing and negotiation are all decisions. My job is to make them for this home, not push every house through the same plan.
Past sales are context. Your property decision is still specific.
Past sales help explain a market. They don’t tell you whether the home in front of you is right, priced fairly or worth stretching for. I bring access, a close read of the house and a clear sense of value before you decide.
Your home does not need to look like a past sale. It needs its own strategy.
I start with your home: what it’s worth, what it’s up against and which buyer is most likely to care. Then we decide how to prepare it, position it and introduce it to the market.

Current listings change. Past sales stay on the record. The next good conversation starts with your property and the decision in front of you.
