What’s It Worth?
What is your home worth?Ask someone who reads the whole house.
An online estimate knows your square footage. It doesn’t know the light in the kitchen, the slope of the lot or the street behind you. Tell me about your home and the number you have in mind, and let’s talk it through.
- 01You tell me about the house. The best of it, what you’ve changed, anything a buyer might not love and what you think it’s worth.
- 02I look at the sales that actually compare. Not a ZIP code average. The homes a real buyer would weigh against yours.
- 03We talk. I’ll reach out within a day to find a time, by phone or at the house. We go through what supports your number and what could move it, in both directions. No charge, no robot number and no obligation.
Before you start: what you’ll get, and what it isn’t
- A free comparative market analysis, not an appraisal. There’s no charge. It is not an opinion of value and can’t be used for a loan, taxes, an estate, a divorce or any legal purpose.
- I haven’t been inside your home. Without seeing it, I don’t know its condition, finishes, layout, views or what the lot really allows. It is built only from what you tell me, comparable sales and other available market data.
- It can change once I see the house, sometimes a lot, in either direction.

A free CMA, not an appraisal. As an agent, I prepare comparative market analyses at no charge, and I don’t appraise homes I may represent. If you need a formal appraisal for a lender, an estate, a trust or a divorce, that is a paid assignment through The Appraisal Shop: request an appraisal.
Diana Roberts provides real estate brokerage services through Compass in Texas. A comparative market analysis is a free brokerage service, not an appraisal or an opinion of value. It is made without an inspection of the property, from information the owner provides, comparable sales and other available market data, and may change after the property is seen. Any written broker price opinion or comparative market analysis is provided in the name of Compass, her sponsoring broker, with the disclaimer Texas requires. Her appraisal services are provided through The Appraisal Shop, and she never appraises a home she represents.
