Field notes from the west side of Austin
Amansanu is Aman’s first ranch-inspired resort and the brand’s sixth property in the United States, planned on 1,600 acres between Llano and Fredericksburg, about 90 minutes from Austin. Next to 52 standalone hotel pavilions, Aman plans what it calls a limited collection of Aman Residences, each on a lot of at least 10 acres. As of October 22, 2026, Aman hasn’t published an opening date, the number of residences or prices.
I’ve been writing about how the luxury economy keeps moving west along Highway 71, with private golf at Loraloma and wellness at Canyon Ranch. Amansanu is the furthest step yet, and a different kind of purchase. It isn’t built to be anyone’s everyday home. Here’s what Aman has actually said, what it hasn’t, and how I’d think about it if you own or are buying on the west side of Austin.
What is Amansanu?
Aman announced Amansanu in April 2026. The name means “peaceful peak” in Sanskrit. The architecture firm Olson Kundig is designing it, and Aman calls it its first ranch-inspired retreat.
Aman’s residences page, updated October 22, 2026, fills in more of the plan:
1,600 acresof hills, creeks and canyons.
52 standalone hotel pavilions, that make up the resort.
Aman Residences, with four to eight bedrooms, each on a private lot of at least 10 acres with its own pool.
Aman’s first fully serviced horse stables, with eight miles of riding trails.
An Aman Spa and Wellness center along the creek, which Aman says will be one of its largest in the Americas, plus several restaurants, racquet courts, hiking trails and an observatory pavilion.
Owners also join Aman’s global ownership program, which includes the Aman Private Office and priority nomination to the Aman Club.

Where is Amansanu, and how far is it from Austin?
Aman places it between Llano and Fredericksburg, about 90 minutes by car from Austin and about two hours from San Antonio. Aman also plans helicopter transfers, which it estimates at about 30 minutes from Austin. Enchanted Rock, Longhorn Cavern State Park and the Llano River are all nearby.
Here’s the part I find interesting. Highway 71 doesn’t stop at Spicewood. Keep driving west and it reaches Llano. The same road that runs past Serene Hills, Bee Cave, Canyon Ranch and Loraloma now leads, at its far end, toward an Aman.

Schematic, not to scale. Highway 71 runs west from Austin through Bee Cave and Spicewood to Llano. Drive times as published by Aman and as reported for Canyon Ranch Austin (CultureMap, June 2026).
When will Amansanu open?
Aman hasn’t announced an opening date. Travel Weekly and AFAR both reported in April 2026 that no timeline had been set, and Aman’s site still lists Amansanu as coming soon. Residence prices aren’t published either; Aman takes inquiries through its residences team. Until there’s a date, a groundbreaking and a price list, I treat Amansanu as a plan, not a place.
How does Amansanu compare with what’s already west of Austin?
It isn’t the first branded resort with homes attached out here. Canyon Ranch Austin in Spicewood set October 15, 2026 as the day it begins welcoming guests, with 141 rooms on more than 600 acres and a Ranch Home Collection of 134 homesites; its site lists homes from $3.8 million. Loraloma is a gated, members-only club community built around a David McLay Kidd golf course. Peacock Preserve sells space itself, with 80 homesites on more than 1,400 acres.
Each one sells a different kind of luxury. Amansanu’s version is distance and acreage: fewer neighbors, more land and a resort staff close at hand.

A limited collection: what Aman is really selling
Most homes are sold on size: bedrooms, square feet, acres. Amansanu is being sold on how few there will be. Aman calls the residences a limited collection and hasn’t said how many it will build. Each one sits on at least 10 acres inside a 1,600-acre property, with the resort’s staff, spa, stables and restaurants close by.
A membership comes with the house. Aman says owners get the Aman Private Office for travel and personal arrangements, priority nomination to the Aman Club, and owner rates and benefits at Aman properties around the world. So a buyer isn’t only buying a home in Texas. They’re buying into a small, private network that reaches well past it.
Diana’s read
I think of Amansanu as a place for guests and owners only. It isn’t anyone’s everyday home, and it isn’t the lake house you use most weekends. It’s somewhere you go to be looked after, far from everything, on land you couldn’t easily put together yourself. It’s for when the middle of nowhere is exactly where you want to be.
Branded residences are hard to value for one simple reason: on day one there’s nothing to compare them with. There are no closed sales at Amansanu yet, and there won’t be for a while. When I look at a home like this, I break the price into parts. There’s the land, which can be compared with large-acreage sales around Llano and Fredericksburg. There’s the house itself. And there’s the brand and the services that come with it, which only time and resales will price.
That last part is where buyers should slow down. Scarcity cuts both ways. Very few homes like this means very few comparable sales, and it can mean very few buyers on the day you sell. A strong brand can help a home hold its value, but the market only proves it on the second sale, not the first. Ask about association and service fees, rental rules, what the resort owns and what you own, and what happens if the operator ever changes.
The west side of Austin has its own version of rare: a deep-water lot on Lake Travis, a few acres with a long view in Spicewood, a home on the water on Lake Austin. Those homes don’t come up often either, and I price them the same way, on the land, the house and how few others like them exist.
For the west side of Austin, I don’t expect Amansanu to move prices in Lakeway or Bee Cave by itself. It’s 90 minutes away. What it does is confirm a pattern I keep writing about: serious money is betting that people want to live, rest and spend time west of Austin, and it keeps going further out to find the land.
What this means if you own or are buying on the west side of Austin
If you own in Serene Hills, Lakeway or Bee Cave, nothing changes this month. Your value still comes from your own street: the lot, the house and recent closed sales nearby. The bigger story helps explain why buyers keep looking west. See the 78738 market report.
If you’re weighing a weekend place or a ranch, the choices now run from lake homes on Lake Travis to acreage near Llano. If it’s the lake, The Westsider No. 07 on Lake Travis water levels covers what to check first. Price what exists today, and get the carrying costs in writing.
If you’re curious about Amansanu itself, start with Aman’s residences team for availability and terms. Whether your own agent can be part of a developer sale depends on the developer’s terms. I’m glad to help you compare it with land and homes closer in.
For the whole corridor, my West Austin Growth guide follows every project from Southwest Parkway to Llano, and The Westsider No. 02 on Highway 71’s next growth wave tells the bigger story.
Quick answers
What is Amansanu?
Amansanu is a planned Aman resort and residential community on 1,600 acres between Llano and Fredericksburg, Texas, about 90 minutes by car from Austin. Aman describes it as its first ranch-inspired retreat and its sixth property in the United States. Plans include 52 standalone hotel pavilions, Aman Residences of four to eight bedrooms on lots of at least 10 acres, serviced horse stables and a large Aman Spa.
When will Amansanu open?
Aman has not announced an opening date. As of October 22, 2026, Aman’s website lists Amansanu as coming soon, and April 2026 coverage in Travel Weekly and AFAR reported that no timeline had been set. Residence prices have not been published.
Can you buy a home at Amansanu?
Aman says Amansanu will include a limited collection of Aman Residences with four to eight bedrooms, each on a private lot of at least 10 acres with its own pool. Inquiries go through Aman’s residences team. Prices, fees and terms have not been published, so buyers should ask for carrying costs, rental rules and ownership details in writing.
How many homes will Amansanu have?
Aman has not said. As of October 22, 2026, Aman describes the Aman Residences at Amansanu as a limited collection of four- to eight-bedroom homes, each on a private lot of at least 10 acres, alongside 52 standalone hotel pavilions. The number of residences and their prices have not been published.
Is Amansanu on Highway 71?
Amansanu sits beyond the far western end of the Highway 71 drive from Austin. Aman places it between Llano and Fredericksburg, and Highway 71 runs west from Austin through Bee Cave and Spicewood to Llano. Aman estimates the trip at about 90 minutes by car from Austin, with helicopter transfers of about 30 minutes.
Will Amansanu raise home values in Lakeway or Bee Cave?
Diana Roberts does not expect one resort 90 minutes away to change home values in Lakeway or Bee Cave by itself. Values there still depend on each home’s lot, condition, location and recent nearby sales. She reads Amansanu as another sign that luxury investment keeps moving west of Austin.
General information based on Aman’s website and published reports as of October 22, 2026. Plans, amenities, prices and timing can change. This is not investment or legal advice and not an appraisal of any property. Diana Roberts is not affiliated with Aman or Amansanu.
